We Prepare the Property for Rental
As soon as you enter into a management agreement with us, we make a thorough inspection of your property. Our initial condition report for the file covers both the inside and the outside, and includes a large number of photographs. We also prepare inventories if required. If the property is vacant, we ensure that it is well prepared for rental and offer advice on presentation strategies.
We Advertise Your Property
Placing a placard sign at the front of the property is just a small element of what we do. We advertise on the most popular real estate websites including www.realestate.com.au, www.domain.com.au to name a few, and our own www.smithandelliott.com.au.
We display in our office window and in our rental brochures. There are other forms of advertising also available.
We Place Tenants in Your Property
Our application process is stringent to ensure that you get the right tenant the first time.
One thing we do not do is hand out keys to prospective tenants for viewings. We take the time to accompany anyone who inspects your property. This is not only for the security of your property but also allows us to learn more about your prospective tenants.
We process each application thoroughly: we check names on the national database of defaulting tenants, confirm employment, income, and two previous addresses. We check rental and personal references, and record and keep on file identification using the “100 point” system.
We present prospective tenants to you for your selection. We will offer our professional advice and guidance, but will follow your instructions as you drive the decision making process at all times.
Next, the tenant will sign a lease agreement negotiated with you. They must pay a bond equal to four weeks rent; this goes immediately to the Queensland Residential Tenancies Authority.
We Manage the Tenancy and Your Property
We conduct a routine inspection of your property no less than two to three times a year. These help us to ensure that the tenants are meeting their obligations, and facilitate the early identification of any maintenance issues.
After each routine inspection we will send you a written report including photographs, and outline any maintenance issues pertaining to your property that require attention.
